Planning Permission


It surprises many of our customers that loft conversions rarely require planning permission because they fall under permitted development. What this actually means is that, subject to certain conditions granted by parliament instead of your local authority for Oxfordshire, the conversion of any loft space outside of a designated area has very few planning restrictions.


These conditions include:


  • The roof not exceeding an extra 50m³ on detached or semi-detached properties
  • The roof not exceeding an extra 40m³ on a terraced property
  • Loft conversions do not extend beyond the roof slope plane
  • The conversion doesn’t exceed the highest part of the roofing structure
  • The materials used match those of the property’s current décor
  • The build has no raised balcony and no raised platform
  • Side-facing windows must have obscured glass and a 1.7m opening above the floor


Most homes in Kidlington and the surrounding Banbury, Bicester, Brackley, Buckingham, Oxford and Witney areas will have no issues with permitted development rights on loft conversions as long as they aren’t in a conservation area, a national park, a heritage site or a location classified as an area of natural beauty. Listed properties have special requirements.


Please be aware that planning permission and compliancy with current building regulations are two very different things. Loft conversions, even under permitted development rights, must comply fully with current laws and legislations for structural, fire and electrical safety.

Loft Conversion Types


Most of our customers have four different loft conversions to consider and the final decision usually rests on what we can do with the property’s current style. Each conversion varies in complexity and cost, and the typical time for completion is somewhere between four and six weeks. The most complex projects run a little longer, sometimes up to ten weeks in full.
